Question:

"Hi, here is a question for job creation.

Suppose the investor is buying a piece of land and signs a ground lease to a tenant who will build and own the improvement, then bring in some employees to work in the improvement. Will the jobs created under such situations be counted for the investor. Of course the land is in “TEA in RC”.

If the answer is yes, then when is the latest time that the purchase of the land will close? In another word, does it have to be before the improvement starts to be built or before the tenants are secured?

Answer: If the jobs created under "such situations" refers to the jobs created while working on the improvement, probably not; it all depends on the job methodology approved in the particular RC Program. It's sort of confusing question.
